![]() of ArrowHead Pointe No doubt, ArrowHead Pointe is truly an on-going collaborative process. Many people have played significant roles during the 3-year pre-construction period and the on-going construction process. Without their diverse skills and expert abilities to creatively solve problems, the AHP project simply would not exist. It should also be noted, in addition to bringing world-class craftsmanship to our project, each of our contractors and suppliers has been extremely reliable and genuinely enjoyable to work with! LLIB, Inc. is the sponsor of record for the ArrowHead Pointe Condominium project. William Miller is owner and president of the company and is directly involved in the development of the project. Having spent his childhood on Otsego Lake, he returned to the area seven years ago and built a year round log home on the East side of the lake. Bill’s vision for AHP: A carefully and thoughtfully designed lakeside enclave that combines spectacular log residences and exceptional lakefront amenities with the most effective environmental protection available to ensure the continued health of Otsego Lake. Lamont Engineers are responsible for all of the site design work. Their team was instrumental in guiding the project through the planning stages, and on into construction. Most all areas of design were touched on by Lamont including, but not limited to: building placements, grading, storm water management (to protect the lake), waste water/septic design (again, to protect the lake), potable water system design, driveway and parking designs, as well as handling all interaction with the various state agencies like DEC, DOH, SHPO, and DOT. An incredibly talented company of individuals, especially Doug VanDeusen, our lead project manager! The ArchitecTeam, based in Syracuse, NY and headed by Paul Soper, became involved in AHP during the time when the legal challenges involved in the permitting process had not been resolved. Going with the flow, one week Paul and company were finalizing details for the then-planned hotel concept and the next they were preparing design concepts for luxury duplex residences. The ArchitecTeam has a broad range of expertise, but it was their familiarity with North Country architecture and desire to assist in creating a special collection of homes at AHP that has made the project possible. While officially the architect for the project, Paul continues to assist in many, many different facets of the project. Ed and Tom Snyder, Snyder Builders. In addition to having built a multitude of conventional homes over the years, they are well experienced in log construction techniques. With more than forty years of experience, we have yet been able to create a single problem that Ed hasn’t creatively solved! Snyder Builders provide a broad range of services from foundations, log assembly and framing, to roofing, insulating and tiling. Perhaps equal to their ability to create an exceptionally well built home is their unending willingness and eagerness to share ideas, create innovative solutions and to recommend material choices and vendor selections. The entire Snyder team is composed of craftsmen genuinely interested in creating the highest quality product. Treehouse Log Homes is located north of the border in Lumby, British Columbia, Canada. Bruce Mooney is the proprietor of this specialty log home producer. Treehouse has been building and exporting log homes to America, Germany, Japan and Austria for 25 years. While Bruce’s crew has all the experience needed to build wonderful structures, the company remains small enough so their complete attention can be focused on each home, ensuring the accuracy and fit of each component. Ideally, all log home producers prefer to simply follow a well-crafted set of plans. Much more than this was provided by Bruce and his team. Often, during the 5-month construction process in his log yard, Bruce would call with ideas that added immensely to the original plan. Bruce can wield a chainsaw like no one’s business, but he has a fine eye for log proportion and selection, as well: just take a look at the spectacular dead-standing trees he searched months to find and how he then transformed them into an outstanding double staircase!! Tarron Designs was our link to the world of log home construction techniques. Rick Tarron had the unique challenge of converting our conventionally designed structures into log post and beam residences. Rick worked and reworked the designs even as logs were being cut in Canada. Young, Sommer, located in Albany, NY provided a multitude of legal services over the past 3 years; from assisting with the permitting process right on through to the application for the establishment of the condominium association. Stocking Landscaping has done a great job of handling all of the excavation on site. They made AHP a priority in their schedule, which assured our ability to meet deadlines, often working in extreme weather, hot and dry or cold and wet! Kanescape, headed by Matt Kane, continues to create an exceptional landscape at the site. Bringing in 18-foot tall pines from Ohio or arranging 3-ton boulders for just the right look, Matt’s eye for detail will result in an awesome ambiance. Hartgen Associates continues to guide AHP through the complicated and tedious task of complying with State Historic Office of Parks and Recreation regulations. Hartgen is currently planning the final archeological excavation at AHP to remove, catalogue and archive the remaining Native American artifacts at AHP. Darla M. Youngs continues to provide excellent web design and upkeep of our website! Steve McClintock Electrical Contractors stepped up and took on the complicated challenge of installing the electrical system in the log structures. Steve and crew often lent critical design suggestions during construction that have added substantially to the overall project. From laying the underground feeds to each of the buildings to hand drilling and carving the log posts to accept switches and outlets McClintock and crew have performed admirably. Wilber National Bank, headquartered in Oneonta, NY and with branches throughout the area, really understands the needs of the local business people.
